01. DOES LIVBRICK OFFERS CUSTOMIZED CONSTRUCTION & INTERIOR PACKAGES?

Yes. All our customers get customized cost for construction & interior as per their requirements. You can Contact us for an appointment to get a detailed quote for your construction & interior site.
02. WHAT IS THE TOTAL COST OF CONSTRUCTION?
Answer
The unit rate provided in the construction packages are based on buildup area (per sq.ft.)
For example if you choose silver package specification and the total build up area (BUA) is 1500 sq.ft., then the total cost of your construction would be = 1500 X 1699(Budget package at pune) = Rs. 25,48,500/- only
Similarly, if you choose specifications Premium package (Luxury ) and the total build up area is 1500 sq.ft., then the total cost of Luxury home package would be = 1500 X 2699(Luxury package at pune) = Rs. 40,48,500/- only .
03. HOW IS BUILD UP AREA CALCULATED BY LIVBRICK?
Answer
Built up Area is the total area of construction to be done. Builtup area = Total area of Slab to be constructed + Total ground floor area (Plinth Area)
Note:
If Ground Floor has parking area, then the built up area for parking is considered 70% only.
Example: If you are constructing a G+2 building with ground floor parking and with a floor area of 1000 Sq.ft. each, then the buildup area would be
Buildup area = 1000 * 0.7 (For Parking) + 1000 (For First Floor) + 1000 (For Second Floor) = 2700 Sq.ft.
04. WHAT DOES THE “CONSTRUCTION PACKAGE PRICE” INCLUDE?
Answer
The package price complete turnkey construction solutions which includes architectural, structural & Services drawings, procurement of materials as per individual package specifications/brands and labour cost for entire construction.
05. WHAT DOES THE “CONSTRUCTION PACKAGE PRICE” EXCLUDE?
Answer
Grills, Marble sills, External development like Compound Wall, Driveways, Building Gate and External beautification.
We shall quote for External Development Separately before the entire contract is freezed and agreed.
All statutory (government & local bodies) required to carry out or Laisoning Costs
We shall quote a separate rate for Lasioning Charges once the architectural design is done.
Bore well, Lift, Electrical fittings (Fans, blubs etc.) and State Electricity Board Meter.
Individual Items shall be quoted as a separate rate quote as per customer request.
Note :
Exclusion quote would be extra above package cost.
06. ARE THERE ANY HIDDEN COSTS (I.E. TRANSPORTATION, DRAWING PLANS, ETC.,)?
Answer
No, there are no hidden costs. All costs for transportation/ material delivery, drawing plans, structural and services design etc. are included in the package cost.
07. HOW LONG DOES IT TAKE TO BUILD HOUSE?
Answer
The average time is 8-12 months for a 1000 sq.ft. Build up area house. The timeline varies and can be mutually agreed as per the customer’s planned cash flow.
08. WHAT ARE THE PAYMENTS TERMS?
Answer
Payments terms are linked to progress of construction, evenly spread across construction period.
Illustrated for G+1 (Structure)
On signing of contract (as advance) : 10% (Recoverable in next four stage of payment)
Upon delivery of steel and cement at site(Plinth and upto first floor): 10% – 2.5*% = 7.5%
*Recovery against advance
Upon completion of Plinth : 10% – 2.5*% = 7.5%
Upon completion of Slab-1: 10% – 2.5*% = 7.5%
Upon completion of Slab-2: 10% – 2.5*% = 7.5%
Upon Completion of Brick Work: 15%
Upon Completion of Plaster Work: 20%
Upon Completion of Tiling Work: 10%
Upon Completion of Painting: 10%
On Possession : 5 %

09. WHAT ARE THE CUSTOMER’S RESPONSIBILITIES?
Answer
Set up Water and Electricity: Single point water and electricity supply to be provided at Plot at free of cost for the entire project period to LIVBRICK.
Apply for statutory approvals / Building Permit (is not included in Livbrick deliverables).
10. HOW DO YOU MAINTAIN QUALITY CONTROL OF CONSTRUCTION?
Answer
Quality control is overseen internally by in-house team site team. We have 230+ quality checks for various activities in construction. These quality checks will be conducted by site team and project managers to ensure the quality of the product.
Offering warranty on executed job is to reaffirm our commitment to customer satisfaction and is an affirmation of our faith in our execution quality and materials selection.
Quality is sole responsibility of LIVBRICK!
11. I LIVE OUT OF TOWN. CAN I STILL BUILD?
Answer
Yes. Although staying closely involved is clearly easier when you live in town, you can manage the project remotely with Livbrick Turnkey construction services.
Once the floor plan has been designed, the only decisions left to make are the colours, fixtures, finishes.
A Plan on making a trip to town for a couple of days, although they are a busy two days, making those decisions keeps us on schedule. If traveling is not an option, the best approach is to make selections our website www.livbrick.com.
A periodic update on construction progress and budget will be shared with our customer.
